TERMS & CONDITIONS
These terms govern use of The Garden Villa Kujukuri.By confirming your reservation, you are deemed to have agreed to all terms and conditions.

1. Reservations & guest information
- Book through Beds24 or the respective booking platform. Please check the price shown when booking.
- There is no on-site manager. We send the key-box code to guests who have registered their guest information in advance.
- After booking, you will receive instructions for registering every guest. Please complete the form at least five days before your stay. Guests without Japanese nationality must also upload a passport.
- Please read the house manual before check-in.
2. Cancellation policy
- Cancellations until five days before check-in receive a full refund. Cancellations from four days before check-in and no-shows incur 100% of the accommodation charge.
- For bookings through other platforms, the cancellation policy displayed for that reservation applies.
3. Check-in & check-out
- Check in between 15:00 and 21:00. Please notify us in advance if arriving after 21:00.
- Check out by 10:00, when the cleaning team arrives. Late check-out incurs a penalty of ¥2,000 per 15 minutes.
- Early check-in, late check-out and luggage storage are unavailable so that cleaning and preparation can be completed.
4. Smoking, noise & access
- Smoking, including e-cigarettes, is prohibited indoors. Smoke outdoors and remain quiet after 21:00.
- This property is not a party venue. Please keep noise down out of respect for neighbours. Outdoor areas may not be used between 21:00 and 07:00.
- Use only the area inside the white fence. Do not enter the log cabin or other areas outside the fence, or the staff room beside the ground-floor washroom.
5. Equipment & multi-night stays
- Report lost or damaged equipment promptly by message. Irreparable damage, stains that cannot be cleaned, and removal of equipment are charged at cost, including when discovered after check-out.
- Towels and sheets are not replaced during multi-night stays; please wash and reuse them. No cleaning is provided during your stay. Move waste to the outdoor bins when indoor bins are full.
6. Barrel sauna
- The sauna costs ¥11,000 including tax per group. No advance reservation is needed. Pay on site using the QR code by the sauna; the unlock code for the breaker cover then appears on screen.
- Do not pour water on the sauna heater. The sauna is closed from 21:00 to 07:00. Wear swimwear and use a mat. Do not use it after drinking alcohol.
- There is no water chiller, so the outdoor bath may be lukewarm in summer.
- No unaccompanied children, food, drinks, outdoor shoes or smoking in the sauna.
7. BBQ
- No advance reservation or additional charge is required. A grill, tongs, grate, charcoal disposal pot, table and chairs are provided. Bring food, seasonings, charcoal and fire starters.
- The BBQ space has dedicated lighting for use after sunset. Its roof allows use in light rain; strong wind or heavy rain may prevent use.
- Use the covered garden BBQ space. Please do not BBQ on the terrace.
8. Staying with dogs
- Up to two dogs are allowed. Submit the consent form, vaccination certificates and other required documents using the web form sent after booking. Undeclared pets incur a ¥50,000 cleaning and disinfection charge.
- Up to two eligible dogs are allowed; large dogs require prior consultation. Dogs must be at least four months old, house-trained and not undergoing treatment for illness or injury. Rabies and combination vaccinations covering at least five diseases must be between two weeks and one year old; flea and tick treatment and supporting documents are required. Dogs in heat or pregnant dogs, and animals other than dogs, are not permitted.
- Dogs may use only the ground floor and dog run. Use dog diapers indoors and a cage at bedtime. Bring food, toileting supplies, a cage and other dog supplies. Wash dogs only with the outdoor shower; do not use the indoor or outdoor bath. Clean up waste using bags you bring. Do not leave dogs alone in the villa. Keep the dog-run gate closed.
9. Extra guests, lost property & bulky waste
- Unregistered additional overnight guests incur ¥10,000 per person per night. Guest numbers are checked using the security camera outside the entrance.
- Lost property can be sent only to an address in Japan, with shipping payable on delivery and a ¥2,000 handling fee. Items are disposed of without further notice after six months without contact.
- We cannot dispose of bulky waste such as suitcases. Leaving such items incurs a ¥10,000 disposal fee.
10. Surroundings & disclaimers
- Insects may be present in this rural setting. Insect spray is provided for use as needed.
- Guest responsibility: guests use the property at their own responsibility and bear responsibility for damage arising during that use.
- Property notices: we may explain precautions to maintain a safe and comfortable environment. Please follow them. Refunds are not provided for subjective reasons such as smells or cleanliness.
- Surroundings: construction noise, neighbours’ everyday activities, smells or other external conditions may affect your stay. These are outside our control and do not qualify for a refund or discount.
- Damage disclaimer: the property accepts no responsibility for damage caused by guests or their companions. Guests bear responsibility for such damage.
- Security precautions: the property accepts no responsibility for incidents such as theft, trespassing or fire. Guests should take appropriate security precautions at their own responsibility.
11. Personal information
- We manage guest personal information appropriately and in accordance with applicable law. When disclosure is legally required, advance notice to guests may not be possible.
